BFT Gate Motor Replacement: The Riverside Owner’s Guide

We stock OEM and quality aftermarket BFT gate motor replacements in Riverside, and most swaps run between $800 and $1,600 installed, depending on the series and whether the arm bracket and limit assembly are still intact. Our techs carry BFT-compatible control boards, capacitors, limit switches, and complete 24V motor heads on the truck, so a lot of Riverside jobs finish same day. The way owners usually discover a BFT motor has failed is specific: the gate starts half a travel, stops, reverses, or makes a hard buzz and does nothing. Sometimes the display on the control board throws a fault they’ve never seen before. If that sounds familiar, you’re probably looking at a motor head replacement, not a board reset.

We’re an independent gate repair company with deep BFT experience. We’re not a BFT dealer or affiliated with the brand, which matters because we’ll tell you straight if the motor is worth replacing or if a $40 capacitor gets you another few years. On BFT swing arms especially, Riverside heat and dust do predictable things: the motor capacitor fails first, then the limit microswitches drift, and eventually the gearbox output seal leaks and lets grit into the motor windings. By the time most Riverside homeowners call us near Alessandro Heights or Hawarden Hills, the motor is either dead or laboring hard enough that we recommend replacing it before the board gets damaged too.

Which BFT Models This Applies To

The motor head we replace most often in Riverside is the BFT 24V swing arm series: Deimos, Phobos, and the older Aries and BFT IGEA lines. These run on 24V DC with an integrated encoder, and the motor fails differently depending on which generation you own. First-generation Phobos and Aries units from the mid-2000s are the ones we see with burned windings and failed output bearings because Riverside’s dry heat cooks the grease inside the gearbox. Newer Deimos BT motors tend to fail electronically first, usually a capacitor or the limit board, and the motor itself often survives.

The compatibility gotcha on BFT swing arms is the arm bracket. The motor output shaft mates to a specific arm bracket with a taper, and if the old bracket is seized or cracked, you can’t just bolt on a new motor. We carry several bracket patterns on the truck and if we don’t have yours, it’s a two-day order. The other thing to check before you buy a motor: look at the label on the side of the operator body. It lists the model, the voltage (always 24V for these), and a production code. The production code matters because BFT changed the encoder wiring between generations, and a motor that fits physically may not communicate with your older control board. We match by both model and production range, not just model number.

Signs Your BFT Gate Motor Is Failing

Signs Your BFT Gate Motor Is Failing

These are the five symptoms we hear most often from Riverside BFT owners, and what’s actually going on behind each one. None of them come out of nowhere:

  • The gate starts, stops, and reverses as if something hit it. This is usually the encoder inside the motor sending bad position data to the board, not an obstruction. The board sees the wrong pulse count and assumes the gate is binding. On Deimos units, this is the most common early failure we document.
  • A hard buzzing sound with no movement. That’s the motor capacitor failing or the gearbox output shaft spinning inside a stripped arm bracket. The motor pulls current, but nothing moves. The fix depends on which one it is, and we check both before quoting.
  • The gate opens fine but closes slowly, then stops midway. Here the motor is wearing out under load in one direction only, usually travel direction relevant to your driveway’s grade. Heavier gate panels or a slight gate sag will do this on Riverside hillside lots. The motor isn’t dead yet, but it’s asking for a replacement before it takes out the board.
  • The operator smells burnt or the housing is hot to the touch after cycling. We inspect heat-damaged windings routinely on older Phobos and IGEA arms that have run for over a decade in full Riverside sun. When we opened one in the La Sierra area last spring, the gearbox grease had turned to wax and the motor was effectively running dry. That’s a replace, not a repair.
  • The control board shows an obstacle or encoder fault even with nothing in the gate’s path. The board is reporting what the motor’s encoder tells it to report. If the motor is good, the fault clears. If it recurs, the motor head is the source. This is the fault we see most often misdiagnosed as a board problem.

Replacement Cost & What’s Included

In Riverside, a complete BFT swing arm motor replacement, parts and labor both, runs $800 to $1,600. The motor head itself costs between $450 and $900 depending on series and whether you choose OEM BFT or a quality aftermarket equivalent. Labor is typically $350 to $700 depending on whether the arm bracket is reusable, how much rewiring the existing junction box needs, and whether the limit cams need to be reset from scratch. We quote the whole job as a flat number, not an hourly-plus-parts estimate that wanders. The price you agree to is the price on the invoice, under Haven Standard Clause 1.

Every BFT motor replacement includes the new motor head, fresh gearbox grease if we’re reusing an OEM housing, limit switch reset and verification, full travel calibration, and a photo log of what was found, what was set, and the part number installed. You don’t pay extra for the documentation, and you don’t pay extra for us to explain what failed and why. We also cover the work with our 365-Day Done Right Promise: if the replacement isn’t right inside a full year, we fix it at no additional charge.

DIY or Call Us?

Replacing a BFT swing arm motor is not a casual DIY job. The motor operates on 24V DC, but the operator is wired to your main electrical supply, and the arm itself carries enough mechanical force to crush anything in its travel path if it isn’t released properly. We do not recommend opening a live gate operator unless you’re experienced with low-voltage access-control wiring and can positively confirm the power is detached. If you want to inspect your own motor before calling, the safe checks are these: look for oil or grease leaking from the gearbox seam, listen for grinding during travel, and check the arm bracket for cracks. Those are visual and audible checks only. What we see go wrong in Riverside garages is an owner who opens the operator to “just see” and shorts the control board because the capacitor still held a charge. Now instead of a motor, they need a motor and a board, and the price just doubled.

If the motor is failing, call (951) 934-7330. We’ll name the problem, write the price down, and hand it to you before any work starts. Find it, document it, fix it, in that order. That’s how we operate, and it’s why Adrian Vance brought his commercial access-control documentation habit to every Riverside driveway gate he touches.
