BFT Gate Motor Replacement: The Riverside Owner’s Guide

Which BFT Models This Applies To

The compatibility gotcha on BFT swing arms is the arm bracket. The motor output shaft mates to a specific arm bracket with a taper, and if the old bracket is seized or cracked, you can’t just bolt on a new motor. We carry several bracket patterns on the truck and if we don’t have yours, it’s a two-day order. The other thing to check before you buy a motor: look at the label on the side of the operator body. It lists the model, the voltage (always 24V for these), and a production code. The production code matters because BFT changed the encoder wiring between generations, and a motor that fits physically may not communicate with your older control board. We match by both model and production range, not just model number.

Signs Your BFT Gate Motor Is Failing

These are the five symptoms we hear most often from Riverside BFT owners, and what’s actually going on behind each one. None of them come out of nowhere:

• The gate starts, stops, and reverses as if something hit it. This is usually the encoder inside the motor sending bad position data to the board, not an obstruction. The board sees the wrong pulse count and assumes the gate is binding. On Deimos units, this is the most common early failure we document.
• A hard buzzing sound with no movement. That’s the motor capacitor failing or the gearbox output shaft spinning inside a stripped arm bracket. The motor pulls current, but nothing moves. The fix depends on which one it is, and we check both before quoting.
• The gate opens fine but closes slowly, then stops midway. Here the motor is wearing out under load in one direction only, usually travel direction relevant to your driveway’s grade. Heavier gate panels or a slight gate sag will do this on Riverside hillside lots. The motor isn’t dead yet, but it’s asking for a replacement before it takes out the board.
• The operator smells burnt or the housing is hot to the touch after cycling. We inspect heat-damaged windings routinely on older Phobos and IGEA arms that have run for over a decade in full Riverside sun. When we opened one in the La Sierra area last spring, the gearbox grease had turned to wax and the motor was effectively running dry. That’s a replace, not a repair.
• The control board shows an obstacle or encoder fault even with nothing in the gate’s path. The board is reporting what the motor’s encoder tells it to report. If the motor is good, the fault clears. If it recurs, the motor head is the source. This is the fault we see most often misdiagnosed as a board problem.

DIY or Call Us?

Replacing a BFT swing arm motor is not a casual DIY job. The motor operates on 24V DC, but the operator is wired to your main electrical supply, and the arm itself carries enough mechanical force to crush anything in its travel path if it isn’t released properly. We do not recommend opening a live gate operator unless you’re experienced with low-voltage access-control wiring and can positively confirm the power is detached. If you want to inspect your own motor before calling, the safe checks are these: look for oil or grease leaking from the gearbox seam, listen for grinding during travel, and check the arm bracket for cracks. Those are visual and audible checks only. What we see go wrong in Riverside garages is an owner who opens the operator to “just see” and shorts the control board because the capacitor still held a charge.
